Title: HMO Fire Safety Compliance Before Letting — St Jude Street, Dalston

The Brief: A private landlord on St Jude Street, Dalston was preparing a mid-terrace property for its first HMO letting. Before tenants moved in, the property needed to meet fire safety regulations — including FD30S compliant fire doors throughout and a Grade D1 interlinked fire alarm system service to satisfy licensing requirements.

What We Did: We assessed all 5 doors across the property and specified the most cost-effective route to full compliance for each.

Four existing doors were upgraded to FD30S standard — each fitted with intumescent fire strips, cold smoke seals, compliant hinges, and new fire-rated locks and handles. Where the existing door was beyond upgrading, a brand new FD30S certified door was supplied and installed to complete the set.

Our engineers also carried out a full maintenance service on the property's Grade D1 interlinked fire alarm system, ensuring every detector triggers all alarms simultaneously — with all call points and the control panel fully tested and certified ahead of the first tenancy.

The Result: The property passed its fire safety inspection first time. The landlord was able to proceed with letting, with full confidence that every door met current fire safety standards and the interlinked alarm system was fully certified.
